I have lived here for just over a year. Rent is now $575 a month plus utilities. They just switched managers again. Yes you do have to give 30 days notice if you are a month to month lease type. I havent used the onsite shower and such but the onsite laundry is not quite adequate. My Girlfriend and I usually head down the street to the one of the nearby laudromats.

The park is pretty conveniently located less than a mile from the concord BART station which makes for easy access to SF Giants/Oak A's/Oak RAIDERS games or if you take the BART for commuting.

I had my own bicycle stolen from here so be sure to lock up anything that is of value. On the other hand no one has stolen my barbeque yet and it has been outside for months.

Most of the people here are fairly friendly. A couple of the residents don't speak English well but they still seem fairly friendly. Toward the back of the park there are some shady looking characters that seem to get semi frequent visits from less fortunate looking individuals on foot or by bike.

The past two managers have been busy bodies and many people in the park have moved out because of them. It is the only park in the area with available spaces. People in the park are friendly and there isn't any trouble. Most people who pull in stay while working on construction jobs or at the refinery.

This RV park has had several managers in the past two years. The rate is $525 per month plus electricity. Some of the meters are broken and charge more than the electricity you actually use. For example, a person unhooked his rig while he was gone and still recived a $100 electrict bill, which was impossible. Also, the manager does not know how to read the meter and rounds up, so you end up paying a little bit more.

During the summer there is a pack of children who don't really have much to do so they end up running around the park as kids do. The only part of that which I dont like is when they end up climbing on my unit or messing with my Jacks/Stabilizers.

There is a bathroom and shower facility, which aren't anything spectacular. The shower is basically cement with a curtain and there is only one, but it will work if you need to use it.

The park is convienent to Safeway, Costco and some restaurants. It is excactly 1.0 mile away from BART, but I wouldn't walk around too much on Monument Blvd. after dark. It isn't exactly the safest area, but it will do if the other two parks are filled and you need a place to stay.

Overall the park is bearable at the very least but then I havent stayed at either of the other RV Parks in Concord. It without a doubt is better than the park on Willow Pass or either park in Bay Point. Wow! Those three are horrendous.

My husband was hired by a local nonprofit to update their computer system and needed a place to stay with our RV. I called a week or two before hand and was told, "first come, first served," and they refused to take a deposit on the space they had.

My husband and I trotted down from Portland and arrived late. The office was closed but there was a sheet available in the box that listed overnight prices. We found they had three spots available. Exhausted, we set up for the night in an empty spot, expecting at minimum to be able to stay overnight. We called the number on the information sheet for the office to let them know we would settle up in the morning since there wasn't a drop box.. Instead in a few minutes the previously closed office sprang open, we got an irate phone call demanding that we leave immediately and asking us, "who does things like that?" -referring to us setting in for the night- My husband, who handled that phone call was very polite. He apologized, listened politely, and when she was finished, we packed back up and left.

If you decide to stay here don't forget proof of insurance and registration. If you don't have a copy, get one. The fax in the office doesn't work. The park allows one dog but you have to keep it on a leash. If the dog wiggles out of it, g*d forbid, everyone will get a memo taped to their door the next day about keeping the dog on a leash.

I stayed there for four months about a year ago so things may have changed.

Every six months you have to pull out, including taking everything off your space, and move to the back street for three days and two nights. There are no hookups back there so you have no water, electricity, etc. This is so you don't get to be a permanent resident. Every six months you have to sign a new lease, and give a thirty day notice if you plan to leave the park. I don't think the other two parks in the are do this - Park Royale and Sunnyacres.

My husband and I have traveled up and down the Pacific coast, staying in many RV parks and campgrounds, but we never met a park manager that drove overnight clients out. Most are happy that you are there, pleased to earn money for the park, and cheerfully work out details in the morning, understanding that late arrivals are often dead tired. Not so this place.

So anywho like I said 3 stars. Its okay. Could be better but certainly could be worse too!

Don't waste your time. We had to travel from Missouri to California for my husband job. I called them 3 weeks in advance for spot the woman told me to call a week before to see if she still had a spot I did she said she would save a spot (I even offered to pay in advance but she declined) and for us to call before we leave to confirm we are coming. I called on Tuesday we were leaving on Thursday to confirm she said she really didn't remember talking to us but she has a spot and would see us on Saturday. Called Friday morning to see if we could come late in evening or next day. She never answered left 3 messages she finally called back at 530 and when she did she said they don't allow anyone to come after 5 and they remember talking to us and they have no room. So we drove 37 hours and had no where to stay.

I generally don't like giving poor reviews. I'd much rather give happy ones; however, we had the same experience as Mrs. Glover but worse.
